Classes are offered online and live in Salt Lake City and Southern Utah. Real Estate CE classes are for active Sales Agents and Brokers and the tuition cost is /hour. Active real estatePlicensees are required to complete 18 hours of CE every 2 years. At least 9 of the 18 hours must be CORE credits.
New Agents must complete the 12-hr New Agent CoursePplus 6 CE hours. Each of our CE classes are approved by the Utah Division of Real Estate for renewal certification. Scroll down for individual class descriptions. Online CE classes are sold by the hour.
You simply purchase the number of hours you need, up to 18 hours, and you have full access to all the CE classes we offer. Once you have registered and purchased hours need, then you pick and choose the hours you need. As of January 2011, the Utah Division of Real Estate requires that all licenses must be renewed online. P They suggest completing your hours by the 15th of the month in which you expire in order to ensure on-time renewal.
CE Class Descriptions: 12 Agent Course (RA140657) – Core P (12 hours) – Also available live with a 2 day class for 9 This course is required for all agents who received their real estate license after July 1, 2007, who are doing their first renewal, and whose license is on active status. This course covers topics on Agency, Contacts, Federal Laws, Ethics, Forms, and many more important topics. 6 additional credit hours (in addition to this course) will satisfy your CE renewal requirement for your first renewal. Agency Law A (RC150754) P – Core (2 hours) This course is an unusual excursion into the dimension of agency in real estate. During this section, a thorough review of the principles of agency is covered.
Such factors as types of agents, types of principals, ways agency is created and terminated are explored in depth. Agency Law B (RC150755) P – Core (2 hours) Here we discuss intensively the application of the principles of agency. The class includes extensive discussion of agency disclosure, buyer agency, sub agency and limited (dual) agency. It is focused on how to be successful in the practice of real estate using the law of agency, rather than focusing on how to avoid going to prison or incurring law suits.
It is a fun, practical, highly recommended examination of agency in real estate. Agency Practices 1 (RC140638) – Core (2 hours) This class discusses Agency forms in more detail. P It will specifically discuss the Exclusive Right to Sell Listing Agreement; Addendum to Listing Agreement; and the Unrepresented Buyer Disclosure Agency Practices 2 (RC140639) – Core (2 hours) Much like Agency Practices 1, this course will also go into more detail regarding Agency forms. P This class will cover the Exclusive Buyer-Broker Agreement; Limited Agency Consent Agreement; Non-Exclusive Buyer-Broker Agreement; and the For Sale by Owner Commission Agreement.
Principal and branch brokers are responsible for exercising active supervision over the conduct of all licensees affiliated with them. P This class is great is great for brokers as it will define what is considered “adequate supervision. ” This class goes over the application and underwriting requirements for residential loans. P It will also go into FHA insured loand and review VA loan guidelines. Application Underwriting 2 (R140640) – (2 hours) This class discusses finance contract clauses, a variety of conventional loans and government loans.
P It also goes into detail on leverage and loan to value ratios. Appraisal Valuation (R150756) – P (2 hours) The current requirements for becoming an appraiser are discussed, and there is an interesting introduction to appraisal and the essential elements of value; appraisal reports; and the fundamental principles involved in the appraisal process. Advanced Appraisal (R150757) – P (2 hours) In this session the market data (comparison) approach and the cost approach to appraisal are discussed, including an overview of the Marshall and Swift method of determining value by the cost approach. Brokerage Types Affiliations (R140641) – (2 hours) This class explores different variations to Brokerages including different training, compensation and commission schedules to expect and look for when choosing a brokerage.
P It also looks into different polices procedures as well as the purpose of real estate associations. Business Financial Statement Analysis (R140727) – (2 hours) – Online Only This course presents a fundamental approach to analyzing business and personal financial statements. P The class will focus on reviewing the financial statements for liquidity, leverage, sales, margins, expenses, net income and key financial ratios. Code of Ethics (RC140160) – Core (3 hours) – Online Only This course is an in depth overview of the NAR Code of Ethics.
Commercial Acquisition, Development and Building (R140529) – (2 hours) – Online Only The course focuses on the principles of the many unique aspects of acquiring raw law, converting land into building lots and then building single family homes on the site. Commercial Appraisal Regulations (RC140422) – Core (2 hours) – Online Only This course presents the fundamentals of lender appraisal requirements when financing commercial real estate. P This class focuses on the principles of the appraisal process, regulatory requirements placed on the lender, lender management of the ordering and evaluation of a commercial appraisal, selecting the right appraiser and lender review of the completed appraisal. Commercial Real Estate Financing (R140423) – (2 hours) – Online Only This course focuses on the principles of CRE borrowing/lending, lender expectations/requirements, developing a winning loan package, selecting the right lender, structuring the deal and presentation of the loan request to the lender.
Commercial Real Estate Investing (R140421) – (2 hours) – Online Only This course goes over the principles of the many unique aspects of investing, commercial properties types, different management requirements of each type, financing options and potential investment risks. Contract Law 1 (RC150775)P – Core (2 hours) Since real estate agents often have to deal with attorneys, this course will be extremely helpful. P The course covers legal terms relating to contracts; contrasts unilateral and bilateral contracts used in real estate; addresses issues of the enforceability of contracts, discusses voidable contracts and the clauses in the Real Estate Purchase Contract that can lead to a voidable contract; and the essential elements of a contract, including contractual requirements of a legal offer and acceptance. Contract Law 2 (RC150758)P – Core (2 hours) This section on contracts discusses the Statute of Frauds; special real estate oriented contract contingency clauses; types of fraud and penalties associated with each; remedies for breach of contract; and termination of contracts.
P The course emphasizes how the principles of contract law relate to the practice of real estate with special attention to their application in the Real Estate Purchase Contract. Advanced Contract Law (RC140636) – Core (2 hours) This class expands your understanding of the different purchase contracts. It will review the proper way to construct a counter offer and discuss the complex situations that can arise. This course also explores termination of an offer and multiple offer situations.
A thorough understanding of the Real Estate Purchase Contract is recommended before taking this CE course. Deeds Transfer (R150759) -P (2 hours) The law in Utah allows a broker to fill out the appropriate paper work (which would include a deed) and conduct a settlement and closing. Federal Lending Laws (RC140643) – Core (2 hours) – Online Only This class goes over many of the mortgage lending laws. P It will go over the Truth in Lending Act; RESPA; Fair Housing Act; Equal Credit Opportunity Act; Home Mortgage Disclosure Act; Fair Credit Reporting Act; Community Reinvestment Act; Gramm-Leach-Bliley Act; Fair Accurate Credit Transactions Act; Secure and Fair Enforcement Act as well as Privacy Protection and the Do Not Call Registry. In this course you will learn the ins and outs of the Federal Reserve System. P We will not only go into how the Fed works but also how it impacts consumers.
Finance Basics (R140644) – (2 hours) This course goes over the differences between Primary and Secondary Mortgage Markets. P It will also go over capital mortgage market functions, Deposit Insurance Entities and other agencies and institutions. P We will go over different mortgage loan categories as well. Advanced Finance (R140637) – (2 hours) What are the different components of loan payments and what are the different mortgage repayment methods?
P This class will delve into these questions as well as the difference between fixed-rate and adjustable rate mortgages. P You will also learn about other types of mortgages, retail mortgage pricing and lender fees. Financial Responsibility (RC150761) – Core (2 hours) This class will discuss in detail the handling of the real estate trust account;P record keeping and statements of account;P audits ordered by the Division;P broker supervision requirements;P and the Real Estate Recovery Fund. Foreclosure Credit (R140645) – (2 hours) Real estate will always have its boom and bust times.
P This class goes over the steps involved in the foreclosure process. P We will also go over the role of credit bureaus, credit scores and re-establishing your credit after bankruptcy or foreclosure. Leases (R150762) -P (2 hours) From the title, this might seem a very simplistic class. P But, do youP really Pknow the legal difference between “rent” and “lease? “P Or are they just synonyms?
P What are the various types of leasehold estates and what differentiates them? P Sale/leasebacks, the implications of subletting versus assigning a lease, and the eviction process are also discussed. Listings and Options (R150763) -P (2 hours) Think you know everything there is to know about listings? P As teachers, when we discuss this in the broker class we think it can all be covered in 30 – 60 minutes.
P However, when viewed from the perspective of legal and usage issues, the class gets very interesting and time flies. Math A – A New Method (R150764) – (2 hours) This class presents a new way to approach any math problem involving a percent (which is most real estate applications of math). P This was developed by Arnold Stringham, and once you get it firmly in place of the methods you learned previously, it really is quite simple. P This class introduces and explains the new method.
Math B – Application (R150765) – (2 hours) Once having been exposed to the new method in Math A, a student needs to work with it to make it their own. P This class applies the new approach very methodically to 14 different types of math problems. Minimum Service Requirements (RC140646) – Core (2 hours) In 2005 the State of Utah along with many other states adopted minimum service requirements for Real Estate Brokers and Agents. P These requirements were necessary to ensure that the public would not be left to address sensitive situations such as contractual offer presentations and counter offers alone.
This course will discuss those requirements. Mortgage Law (R150766) – (2 hours) This class covers the different theories of mortgage law. P It will also discuss how a mortgage works, trust deeds and notes, the Uniform Real Estate Contract, and more! New Home Construction Basics (R140647) – (2 hours) – Online Only The ways and means by which a modern home can be built are expanding every day.
P The aim of this class is to outline and describe the basic steps in the home building process and give examples of those steps using common methods. P Understanding these basic steps and processes will give a greater insight into the improvements a piece of land may possess. Organization and Licensing (RC150767) – Core (2 hours) This class includes provisions of rules and regulations. It is a must for keeping up to date on licensee conduct, improper practices and the standards of practice a licensee is to follow.
It discusses personal assistants; the process for complaints, hearings and appeals; and many other license-related topics you should know. How much do you remember from your pre-license classes about the Bundle of Rights and all its implications in the practice of real estate? P Might be wise to brush up. P You’ll also explore the availability of, and ramifications of, life estates and fee simple defeasible.
P Did you know you can sell your property and put restrictions on the owners who follow you? Ownership Principles (R150769) – (2 hours) How clearly do you understand the various forms of taking title and the implications of each. P Joint Tenancy seems like a good idea for a married couple. but is it really? P This class will also talk about partnerships versus corporations, and fill you in on the details of how adverse possession works.
Where is the line between real and personal property? P Does it change from one to the other, and if so, how? P What in the world are emblements, and how do you tell the difference between regular fixtures and trade fixtures, and who cares, anyway. Property Management (RC150318) – Core (2 hours) This class is a basic overview of both commercial and residential property management. P It will cover different aspects of property management including: preparing a business plan, lease negotiations, maintenance and risk management. P We will also touch on Utah law, specifically on the Uniform Residential Landlord and Tenant Act and Utah Landlord/Tenant Law. Property Management Contract (RC150428) – Core (2 hours) This class covers the different property types and then goes into typical property management contracts.
PIt will also review the different issues that apply to the contract relationship. Property Tax and Title Insurance (R150771) – (2 hours) The class covers issues regarding how property taxes are handled in the State of Utah, including how to compute property taxes. P Are you aware of what a standard policy of title insurance, as called for in the REPC, will cover for the new owner and what it will not? P You will be, if you take this class.
A lot is covered in this brief two credit-hour class, from the ins and outs of eminent domain to prescriptive easements. Real Estate Acts B (RC140648) – Core (2 hours) This class will go over water law in Utah. P It will also discuss complaints, hearings and appeals; enforcement; administrative procedures; stigmatized property; and the sex offender registry. Real Estate Economics (R140725) – (2 hours) – Online Only This class focuses on the basic economic principles effecting the development, construction and sales of real estate properties. PIt will introduce the participant to basic economic principles and describes, explains and identifies supply demand, patterns of prices and how trends in demographics may shed light on the behavior of the real estate market.
Real Estate Forms 1 (RC140649) – Core (2 hours) This class reviews the different forms categories. P It goes into more detail on the Transaction Document Receipt; Seller Property Condition Disclosure; Buyer Due Diligence Checklist; Seller financing Addendum and Buyer Financial Information Sheet; and the Standard Supplementary Clauses. Real Estate Forms 2 (RC140650) – Core (2 hours) Much like the Real Estate Forms 1 class, this course continues discussion on different forms. P Specifically it will discuss the documents applicable to the assignment of the REPC; Multiple Offer Situations; Lead Based Paint Documentation; FHA/VA Addendum; and Lease/Option Situations.
Real Estate Purchase Contract A (RC150543) – Core (2 hours) Need more understanding of the State approved Real Estate Purchase Contract? P Then this is the right course for you. P From beginning to end you will learn how to correctly fill out this important contract. P Remember, if one of these contracts is not filled out, there is little chance that you will make money in real estate.
P On the other hand, if it is filled out, but filled out incorrectly, it could lead to more problems than you want to deal with, up to and including the possibility of losing the transaction. Real Estate Purchase Contract B (RC150544) – Core (2 hours) The REPC has some problems that every agent should be familiar with. This class is designed to isolate those problems and give suggestions about how they can be used to an advantage. P Basically I turn in my client’s Earnest Money check and all that takes place is the office secretary endorses the back of the check and then deposits the funds into the bank.
